What this district is

Rambam grew up together with the city itself. Today it is a large, established residential district where older buildings stand beside renovated ones, more modern housing and new urban renewal projects.

Its main advantage is that everything needed for daily life is already here. Shops, schools, kindergartens, medical services, transport and the city centre are all close by, with no need to wait years for infrastructure to appear around a new project.

Where it is on the map

District boundaries are approximate. The dots are properties from our database: red are available, grey are already closed.

Apartments in the Rambam district

The property market here is very varied. You will find 2.5-, 3-, 3.5-, 4- and 5-room apartments, renovated properties, apartments in buildings that have been upgraded, options with parking and a lift, and rarer penthouses and upper-floor apartments.

Comparing property by room count alone is therefore wrong. Price is driven above all by:

  • floor area and layout
  • the condition of the apartment and of the building
  • the floor and whether there is a lift
  • parking and a balcony
  • renovation work carried out on the building
  • position within the district
  • the prospect of urban renewal

Two apartments in neighbouring buildings can have almost the same floor area and still differ markedly in market value.

A central position

One of Rambam's main advantages is its position in the central part of Rishon LeZion. The district borders the main city streets and sits close to the historic centre.

That suits anyone who wants to stay close to city life without depending on a car for every journey. For families and owner-occupiers it is especially practical: the main infrastructure already exists and works today.

Urban renewal

One of the district's central themes is urban renewal. Pinui-binui projects are already under way and planned in Rambam, replacing older buildings with new residential complexes with modern apartments, parking and new infrastructure.

For owners this can change the potential of a property considerably. But the real status of the specific building has to be understood: "there will be pinui-binui" does not yet mean the project is approved or that construction will begin soon.

Before buying, the documents, residents' signatures, the chosen developer, the approved plans and the permit stage all need checking.

Buying in an older building

Rambam is interesting because apartments in the central part of the city can still be found here at prices below those in the city's new projects. But an older building calls for closer inspection.

It matters to establish in advance whether the apartment needs work, what condition the building is in, whether there is a lift and parking, and what costs may follow the purchase.

Sometimes a slightly more expensive apartment in a renovated building with a lift and parking works out better than a cheap property that will need serious investment.

A district to live in and to invest in

Rambam suits a range of buyers. Families value the infrastructure and the central position. Young couples and first-time buyers find more affordable options here than in the new quarters. Investors are drawn by smaller apartments, steady rental demand and the potential of urban renewal.

But the district's main value is the liquidity of a central location and constant demand for everyday housing.

Our experience in the district

Rambam is one of the districts of Rishon LeZion we know well in practice. We have worked here with apartments for sale, renovated properties and buildings that have been upgraded.

That lets us compare a property not only with online adverts but with apartments we have seen inside and worked with. Our task is to establish the real market value of an apartment and explain to the buyer what exactly they are paying for.

Selling an apartment in Rambam

In an older and uneven district it is especially important to present the strengths of a property properly. If the apartment is in a renovated building, has a lift, parking, a good layout or has been well refurbished, all of that belongs in the marketing.

We build promotion through a professional presentation, photography and video, social networks, the main property platforms, our own buyer base and cooperation with other agents.

The aim is not simply to place the apartment online but to bring the right buyers to it and help the owner achieve a genuine market price.

Clients in Israel and abroad

We work both with clients in Israel and with buyers and owners living abroad. For them it matters especially to have a specialist on the ground: to arrange viewings, check the property, compare it with alternatives and see the deal through.

If the owner is outside Israel, the cooperation can continue after the purchase as well, with help letting the apartment, finding tenants and arranging viewings. More on the Owners abroad page.

Why the specific building matters

In Rambam knowing the average district price is not enough. An old building without a lift, a renewed building with a new lobby, an apartment with registered parking and a property in a real urban renewal scheme are completely different products.

That is exactly why a proper valuation starts not with "what does a square metre cost in Rambam" but with an analysis of the particular building and the particular apartment.

Where to start

If nothing suitable is available right now, you can leave your search parameters: budget, room count, floor area, floor, parking and any other requirements.

We will check what is currently on offer in Rambam and, if useful, compare it with apartments in neighbouring districts such as Maarav to the west or Abramovich.

Frequently asked questions

Is it worth buying in an older building?
Often yes, with due checking. What matters is the condition of the building, whether there is a lift and parking, whether work is needed and what costs follow the deal. A slightly dearer apartment in a renewed building is frequently the better buy.
What should be checked when pinui-binui is mentioned?
The real status of the scheme: documents, residents' signatures, the chosen developer, approved plans and the permit stage. A promise of renewal is neither a fact nor a guarantee of timing.
Why do two similar apartments cost different sums?
Because in Rambam the price is set by the specific building: the lift, parking, the condition of the block, the renovation carried out and the renewal outlook. An average district price explains very little here.
