Gan Nahum is chosen above all for its position: you can live here in a calm urban setting and still be close to shops, cafes, schools, public institutions and the main streets of the centre.
One of the district's key streets is Sokolov, around which a noticeable part of everyday city life is concentrated. For buyers that means something simple: many daily errands can be done on foot, without using a car for every journey.
The housing stock of the district is uneven. There are older apartment blocks, small boutique buildings, renewed buildings, new projects, and also upper-floor apartments, mini penthouses and penthouses. That is exactly what sets Gan Nahum apart from the newer districts of Rishon LeZion with their more uniform modern housing.
One street can hold both apartments in older blocks and far more modern properties, refurbished or in new buildings. Price therefore depends not only on room count and floor area but on the particular building, the floor, the presence of a lift, parking and a balcony, and the condition of the apartment.
Penthouses and mini penthouses in the district and on Sokolov Street form a category of their own. Supply of such properties is limited, so quality top-floor apartments with generous open areas effectively make up a separate market segment.
The district's main advantage is the combination of a residential setting with city infrastructure. Gan Nahum is not on the edge of the city, so shops, services, cafes, institutions and public transport are all available to residents.
At the same time, inside the residential streets the character of the district can differ markedly from the busy central thoroughfares. The result is an interesting balance: the city centre is close by, yet the apartment itself can sit on a relatively quiet residential street.
The district has historically had well-developed educational infrastructure. Kindergartens and schools operate within it and immediately nearby, including the Hadarim school, the state religious school Sinai, upper-school institutions and the Gan Nahum gymnasium.
The municipal conservatory is also here, and the Gan Nahum sports complex sits in the southern part of the district. For families with children, having educational and sports facilities inside the district or close to home is one of the practical advantages of this part of the city.
Gan Nahum is connected to other parts of Rishon LeZion by the city bus network. Routes running through the district and the streets around it reach the city centre, the rail infrastructure and other districts.
For drivers what counts is the proximity of the main city routes and the ability to get out of the central part of the city onto the major arteries relatively quickly. Actual journey times always depend on the street, the time of day and traffic, so when choosing an apartment transport is worth judging from the specific address.
One of the interesting features of Gan Nahum is the mix of older urban housing and gradual renewal of the stock. In the central districts of Rishon LeZion you find buildings that have been refurbished, structural strengthening schemes and urban renewal initiatives.
For a buyer that makes checking the specific building especially important. Two apartments of the same size a few hundred metres apart can have entirely different market values because of the condition of the block, parking, a lift, the floor, land rights and the outlook for renewal.
We therefore treat potential urban renewal schemes as an additional factor rather than a guaranteed advantage, for as long as the project lacks the necessary legal and planning status.

Sokolov Street deserves separate attention in any property search here. It is one of the well-known central streets of Rishon LeZion, so searches for "an apartment on Sokolov", "a penthouse on Sokolov" and "property in Gan Nahum" effectively describe one local market, even though the characteristics of individual buildings can differ greatly.
