The Old West of Rishon LeZion: established urban housing, a convenient position and a very varied stock, from compact apartments in older blocks to large family homes and renewed projects.
The name Maarav literally means "west". The market also calls it the Old West. This is a long-established part of Rishon LeZion where older residential blocks stand beside renewed buildings and more modern projects.
The main advantage of this part of the city is the combination of a central position, existing infrastructure and a wide choice of property. Here the buyer is choosing not so much the name of a new project as a particular apartment in a particular building.
The housing stock of the Old West is uneven. On the market you will find small 2- and 3-room apartments, family 4- and 5-room properties, refurbished apartments, homes in renewed buildings, and rarer duplexes, mini penthouses and penthouses.

One of the interesting features of older housing stock is that relatively small apartments can be found. For a buyer that can mean a more affordable way into the Rishon LeZion market than a large family apartment or a new project.
Such properties appeal to young couples, first-time buyers and investors. But a low price alone does not make an apartment a good buy: the condition of the property, the need for refurbishment, the state of the building and the costs that follow the deal all have to be weighed.
The other side of the market is spacious apartments in older blocks. Sometimes a buyer gets a large floor area for the price at which a new project offers something far more compact. For a family that can be a real advantage.
But here the layout deserves particular attention. A large area on paper does not always mean a comfortable apartment, so the property has to be judged as a whole: rooms, circulation, kitchen, balcony, floor, parking and the condition of the building.
The Old West is changing gradually. TAMA 38 projects have already been carried out in this part of the city, existing buildings have been upgraded, and new residential complexes with large apartments and mini penthouses have appeared.
For an owner that can raise the appeal of a property, and for a buyer it creates additional potential. But the rule stays the same: a promise of future renewal is not a fact. If a seller talks about TAMA, pinui-binui or another scheme, its real status and documents need checking.
The defining feature of this market is that apartments have to be compared in person. An advert shows the room count, floor area and price, but does not always reveal the real condition of the building and the apartment.
We recommend viewing several suitable properties in a row. After three or four apartments in the same price range a buyer understands the market far better: where the price is justified by refurbishment and features, and where the owner has simply asked too much.

The Old West is a market where the price of an apartment is made up of a great many details. Two properties with the same room count can sit in neighbouring buildings and still, quite reasonably, be worth different sums.
