An established residential district of Bat Yam with developed city infrastructure, schools, shops, parks and convenient links to Tel Aviv.
Unlike the new Park HaYam, there is no single dominant property format here. Older residential blocks stand beside more modern buildings, new projects and urban renewal schemes.
The urban fabric took decades to form: housing, schools and kindergartens, shops, public institutions, green spaces and transport are already part of daily life in the district. Ramat HaNasi therefore appeals to buyers looking for an apartment above all to live comfortably in Bat Yam, while staying close to the sea and to Tel Aviv.
The housing stock of the district is very varied. There are 2.5-, 3-, 4- and 5-room apartments, refurbished properties, more spacious family homes, apartments in renewed buildings, and far rarer mini penthouses and penthouses.
Two apartments with the same room count can therefore differ substantially in price. Value is driven by floor area, the condition of the apartment and the building, the floor, the presence of a lift, parking, a balcony or terrace, orientation and the renewal outlook for the particular block.
Although the district is usually associated with traditional urban housing, rarer property is found here too. Our practice in the district has included spacious penthouses with large terraces, parking spaces and a modern standard of finish.
There are far fewer such properties than standard apartments, so comparing them with an average district price is wrong. For a penthouse what decides the matter is the internal and terrace areas, privacy, the floor, the number of parking spaces, the condition of the building and the quality of the property itself.
One of the important themes for property here is urban renewal. Ramat HaNasi is one of the older residential districts of Bat Yam, so part of the existing stock is gradually being drawn into refurbishment and pinui-binui schemes.
For owners and buyers that can be a significant factor in value. But an apartment should not be bought on the strength of "there will be pinui-binui soon". Before a deal the status of the specific scheme has to be checked: whether agreements are signed, whether a developer has been chosen, what stage the planning has reached and which permits are already in hand.
Renewal potential is worth something only when real documents and a clear status stand behind it.
One of the district's advantages is that it already lives a full city life. There are educational institutions, kindergartens, shops, public and commercial services, green spaces and everyday infrastructure.
The district suits families and buyers for whom a developed setting around the home matters, not only the features of the apartment itself.
Transport access is one of Ramat HaNasi's strengths. The Bat Yam-Yoseftal and Bat Yam-Komemiyut railway stations are close by, many bus routes run through the area, and proximity to the Ayalon makes for a convenient exit towards Tel Aviv and the other cities of central Israel.
For buyers who work outside Bat Yam that is a serious practical advantage.
Ramat HaNasi is not a seafront district in the sense that Park HaYam is. And for some buyers that is precisely the advantage.
You can live in Bat Yam, use the beaches, the promenade and all the infrastructure of a coastal city, yet choose property by floor area, the quality of the building and your budget, rather than paying a premium purely for the front line and a direct sea view.
On the same budget a buyer here often gets an altogether different format of property than in the new towers by the shore.

Given the variety of the stock, an average price per square metre across the district does not always allow a particular apartment to be valued correctly.
The district is of particular interest to families, owner-occupiers and anyone who wants developed infrastructure today. It can also appeal to investors considering older stock and the potential of urban renewal.
The buying strategy here differs from Park HaYam, though. In the new district a buyer mostly compares towers, floors and sea views. In Ramat HaNasi it matters far more to judge the particular building, its condition, its documents and its renewal prospects.

Bat Yam today holds several quite different property markets inside one city. Park HaYam, the seafront line, the older central quarters and Ramat HaNasi differ in building type, prices, potential and the logic of buying.
We therefore do not try to persuade every client to buy in one particular district. If Ramat HaNasi fits the brief better, we look here. If a new project by the sea or another district objectively suits better, we compare the alternatives.
